Gas safety inspection: information to have ready

The appliance, access and timing details that help us respond to a gas safety inspection request.

A landlord gas safety record is the result of a completed check, not an advance guarantee that every appliance will be satisfactory. The check must be carried out by a Gas Safe registered engineer. If a defect is found, the record identifies it and the appropriate follow-up still has to happen. That distinction matters when planning a tenancy, arranging access and keeping your records in order.

For a clear gas safety certificate enquiry, start with the property address and the appliances and flues you know about. A boiler, gas hob and gas fire may all affect the time and access required. Say whether the property is occupied, who holds the keys and whether there have been previous concerns or repairs. A copy of the last record can help identify the appliance list, but the engineer will assess what is present at the visit.

Landlords generally need an annual gas safety check and must give the record to existing tenants within 28 days, and to new tenants before they move in. If a deadline is approaching, provide the date at the start of the enquiry. Do not assume that a website request itself reserves an appointment; scope, qualified delivery and availability must be confirmed.

If you suspect an immediate gas leak or other urgent danger, use the appropriate emergency route rather than waiting for a booking reply. For a routine inspection, Energy Move can discuss the property, access, likely scope and price before confirming the next step for a gas safety check.
